The former Houghton Colliery site comprises approximately 4.4 hectares of land. The colliery itself closed in 1981 and the previous Sunderland Unitary Development Plan (UDP), adopted in 1998, allocated the site for a range of uses which could support the regeneration of Houghton le Spring Town Centre.

 

The new Core Strategy and Development Plan for Sunderland (2020) also includes the site within the town centre boundary. However, whilst the site was remediated in the 1980s, it remains undeveloped at the current time.
